Located between Oxford Circus and Tottenham Court Road, the proposed refurbishment of Academy House at 161-167 Oxford Street provides a unique opportunity to improve the quality of retail space at the east end of Oxford Street and the quality of the offices above. With this, there is also a significant opportunity to improve the appearance of the existing building, to provide a fitting and positive contribution to the surrounding urban context and re-integrate the building into the surrounding streets.
The proposal is to create a prominent 1,200sqm retail unit suitable for a single retail occupier at ground and first floor level with new improved frontages onto both Oxford Street and Poland Street.
The existing office floor space will be completely refurbished and extended and the quality of the office space significantly improved. The refurbished offices will be air conditioned with low, zero carbon air sourced heat pumps in a new roof level plant enclosure.
As part of the refurbishment, the building will be completely re-clad with faience and glass and refurbished internally using energy efficient solutions to create a new, vibrant, modern and contextual building on the corner of Oxford Street and Poland Street.
